A residential tower, a boutique hotel and a co-living block can all end up with the same brochure: a sunset render, a list of amenities and the word luxury on every page. Buyers and guests have seen that brochure so many times that they compare on price and location alone. We help developers, hotels, serviced apartment operators, co-living brands and hospitality groups build places people choose for their own character, and then fill the units, the rooms and the calendar.
Property and hospitality share one truth. People are buying a life they cannot fully see yet: the home before it is built, the stay before they arrive. Your brand has to make that life believable, and every word and image has to be honest about what is real today and what is still a plan.
Project branding: why should this place exist?
Every successful development answers one question before it answers any other: who is this for, and why would they choose it over the project two streets away? A family moving up, a first-time buyer, a retiree, a young professional who wants a community more than a flat. The answer shapes the plan, the amenities and the price, and it should shape the brand too.
In brand strategy we work with your design, sales and leasing teams to define that buyer or guest and the idea the place stands for. Then our brand identity team builds a system that carries it across hoardings, the sales gallery, the website, the welcome pack and the signage residents will walk past every day for years.
Naming a development or a hotel
A project name is said out loud by brokers, written on cheques and typed into map apps. It needs to be easy to pronounce in the languages your buyers speak, distinct from the developments around it, and free of meanings you did not intend. We develop naming routes with the story behind each, test them aloud and in context, and check for obvious conflicts. Formal trademark searches and registration are handled by your legal advisers before a name is adopted.
Launch campaigns in phases
Property launches rarely happen in one moment. There is a teaser, a pre-launch for registered interest, a launch event, then tower or phase releases, construction updates and handover. Hotels have a soft opening, a grand opening and the first full season. We plan the campaign as a sequence, so each phase has its own message, creative and budget:
- Teaser that creates curiosity without promising what is not yet confirmed.
- Launch with the full story, the sales gallery and a clear way to book a visit.
- Release and update content that gives existing enquiries a reason to come back.
- Handover or opening communication that turns buyers and first guests into advocates.
Our media planning and buying team runs search, social, outdoor and print across each phase on a flat fee, never a percentage of your media spend.
Does your brochure look like every other launch on the market?
Send us your project briefSales galleries, brochures and the site visit
The site visit is where most property decisions are made, and the sales gallery is where the brand becomes physical. We design galleries, model displays, wayfinding, brochures, floor plan books and leave-behind packs that feel like the finished place, not a temporary office. Floor plans, specifications and amenity lists come from your architects and project team and are checked by them before print, because a brochure that shows a balcony the apartment does not have causes real problems later.
CGI and AI visualisation, labelled honestly
Buyers need to see what they are buying, and before construction the only way to show it is visualisation. We direct CGI from your architects’ models, and our Studio creates AI imagery and short films for mood, lifestyle and early concept testing. Every visualisation is labelled as one, in print and online. We do not present a render as a photograph, invent views the site will not have, or add amenities the plan does not include. Where a scene is AI-generated, we say so, in line with our editorial standards.
Disclosures, registrations and claims we will not make
Real estate advertising is regulated in most markets. Project registration numbers, approval details, carpet or saleable area definitions, possession dates and the legal disclaimers that must accompany an advert all come from your legal and compliance team, who also approve the final artwork. We design them so they are legible and placed where your team tells us the rules require. We do not file or manage registrations.
We also do not write investment return claims. No promised appreciation, no guaranteed rental yield, no suggestion that a property is a safe investment. If you want to talk about the area’s infrastructure or amenities, we describe what exists or is officially confirmed, with sources your team supplies.
Hotels: earning the direct booking
Online travel agencies bring guests, at a commission. A guest who books direct is worth more and is easier to welcome back. But guests only book direct when your own website is as easy to use as the agency’s and gives them a reason to bother.
Our website design work makes room pages, photography and the path to the booking engine fast and clear on a phone. Our SEO and AI search work helps your property appear with accurate information when travellers search for, or ask an AI assistant about, a place to stay in your area. Direct-booking perks, rates and parity decisions are yours; we make them visible and persuasive. Pre-arrival emails, in-stay content and post-stay follow-up then give guests a reason to return, and our corporate communications team supports hospitality groups with owner, investor and employee communication.
